2015’s Best Metro Areas for Real Estate Agents

We’ve written a lot lately about the best places for professionals to live and work. But what about the professionals who help those people find places to live?

That’s right – real estate agents. Though the housing market isn’t rebounding as quickly as many professionals had hoped – homebuilder sentiment dropped 2 points from April to May of this year – housing prices are still rising (5% year-over-year in March) and people are still purchasing homes. That means real estate agents are still in demand. And they’re bound to be particular about where they settle down – finding great places for people to live is their job, after all.

To find out the best spots for real estate agents across the country, we evaluated metropolitan areas on the following criteria:

  • Median real estate agent salary
  • Employment (job density, job competition and job availability)
  • Housing affordability (percent income spent on rent)
  • Amenities per 1,000 housing units
  • Housing market health index
  • Average days a house is on the market
  • Average ratio of house sale price to house list price

III. Methodology

GoodCall analyzed 150 cities nationwide and came up with an overall ranking (the GoodCall score) based on median real estate agent salaries, housing affordability, amenities, housing market health index, average days on the market for houses for sale, and ratio of sales price to list price for sold houses.

  • The combined employment score is based on a combination of law job density, which was taken from the Bureau of Labor Statistics, and law job availability and competition (resumes per available job), which were taken from Indeed.com. This metric, which shows how attractive an area is for job seekers, represents 30% of our overall score.
  • The median real estate agent salary was taken from the Bureau of Labor Statistics Occupational Employment Statistics tool (with the exception of the city of Indianapolis, which came from Salary.com) and represents the annual median wage for real estate agents in 2013. This represents 25% of our overall score.
  • The housing affordability index was taken from the U.S. Census American Fact Finder. This is the average percentage of income spent on housing, and represents 10% of our overall score.
  • The market health index, from Zillow.com, is a metric from 0-10 that includes home value rebounds (or declines), the length of time homes stay on the market, and the financial health of homeowners. This represents 10% of our overall score.
  • Days on the market represents how many days, on average, a for-sale house stays on the market. This data comes from Zillow.com and represents 10% of our overall score.
  • Sale price to list price represents the average percentage of the listing price that a house is actually sold for. This data comes from Zillow.com and represents 10% of our overall score.
  • Amenities represent the number of amenities per 1,000 housing units, and was calculated using data from the U.S. Census American Fact Finder. It includes arts, entertainment and recreation, and represents 5% of our overall score.
